TwinTopics brings an innovative platform to market securely with AI, without compromising on data control

In the real estate sector, information is often fragmented. Inspection reports, maintenance data, and other critical building information are scattered across various organizations, departments, systems, and loose documents. As if that didn't put enough pressure on the sector, a large group of experienced professionals is set to retire in the coming years. To address this, Enschede-based TwinTopics developed TwinSpot: a digital workspace for the entire chain where real estate data, inspections, maintenance, planning, and documentation converge.

Building an innovative platform is one thing. Bringing it to market securely, scalably, and professionally requires a solid technical foundation. TwinTopics has been partnering with Fundaments for this step since late 2025.

TwinSpot: vast amounts of data, one digital source of truth

TwinSpot is a common workspace where all available real estate information comes together. This means: visualizations and dimensions of all building components—both exterior and interior—plus all modifications it undergoes.

“A digital twin is often a digital graveyard,” states Bas-Jan, managing director of TwinTopics, bluntly. “Such a digital blueprint only becomes interesting when you add the dimension of time by linking processes and real-time data to it. Think of inspections, maintenance, fire safety, or sustainability. In that case, you can always consult the current status of a building remotely. Even remote inspections become possible.”

This also prevents chain partners from working at cross-purposes: for example, the 'Repairs/Daily Maintenance' team installs a new window frame in a property that the 'Sustainability' partner was already planning to replace a few months later. Because all agreements, executions, and registrations are in one place.”

From idea to professional platform

The first version of TwinSpot ran in a secure test environment. But as the platform moved closer to practical application, the need for a professional and secure infrastructure grew. Not just due to regulations or governance, but also because of the sensitivity of real estate information. “With IoT, AI, and digital twins, you collect an incredible amount of data about buildings and installations,” says Bas-Jan. “You want to be certain where that data is stored and maintain control over who can access it. To me, this is also about digital autonomy: maintaining control over the entire digital chain for our customers. That’s why it became a matter of principle that all data must be stored in the Netherlands. Fortunately, I knew exactly who to turn to: Fundaments.”

Growing securely

Fundaments first established a stable and secure environment where the platform can run reliably and continue to grow. Thanks to this sovereign platform, all data is and remains in the Netherlands. As AI becomes an increasingly integral part of solutions like TwinSpot, this is essential.

However, for the AI applications within TwinSpot to function properly, more than a standard server room is required. AI applications demand powerful servers and graphics cards capable of processing large volumes of data. The infrastructure that Fundaments developed enables the platform to process vast amounts of real estate data securely, quickly, and reliably using AI.

Short lines of communication and building together

That result is partly due to the short lines of communication and a shared mindset, says Bas-Jan. “The distance between our offices is so small, I can just cycle over. It’s very convenient, because sitting down at the table together just works better.” The organizations are also a good cultural fit. “Rolling up our sleeves,” Bas-Jan describes. “If something doesn’t go right, you look each other in the eye, and you move on. Together.”
