TwinTopics is bringing an innovative platform to market safely with AI, without compromising control over data
In the real estate sector, information is often fragmented. Inspection reports, maintenance data, and other important building information are spread across different organizations, departments, systems, and standalone documents. And as if that weren’t enough pressure on the sector, a large group of experienced professionals will also retire in the coming years. That is why the Enschede-based company TwinTopics developed TwinSpot: a digital workspace for the entire value chain in which real estate data, inspections, maintenance, planning, and documentation come together.
However, building an innovative platform is one thing. Bringing it to market securely, at scale, and in a professional way requires a solid technical foundation. To take that step, TwinTopics has been working with Fundaments since late 2025.
TwinSpot: a vast amount of data, one digital truth
TwinSpot is a “common workspace” in which all available real estate information comes together. That means visualizations and measurements of all components of a building, both exterior and interior, as well as all changes it undergoes.
“A digital twin is often a digital graveyard,” says Bas-Jan, managing director of TwinTopics, bluntly. “Such a digital blueprint only becomes interesting when you add the dimension of time by linking processes and real-time data to it. Think of inspections, maintenance, fire safety, or sustainability. In that case, you can always remotely access the current status of a building. Even remote inspections become possible.
It also prevents chain partners from working past each other: the ‘Repairs/Daily Maintenance’ party installs a new window in a property that the ‘Sustainability’ partner would have replaced a few months later anyway. Because all agreements, executions, and records are stored in one place.”
From idea to a professional platform
The first version of TwinSpot ran in a secure test environment. But as the platform moved closer to real-world application, the need for a professional and secure infrastructure also grew. Not only due to regulations or governance, but also because of the sensitivity of real estate data.
“With IoT, AI, and digital twins, you collect an enormous amount of data about buildings and installations,” says Bas-Jan. “Then you want to be certain where that data is stored and maintain control over who can access it. For me, that is also about digital autonomy: maintaining control over the entire digital chain toward our customers. That’s why it became a matter of principle that all data had to be stored in the Netherlands. Luckily, I knew exactly who to turn to: Fundaments.”
Secure growth
Fundaments first established a stable and secure environment in which the platform can run reliably and continue to scale. Thanks to this sovereign platform, all data is—and remains—in the Netherlands. Now that AI is becoming an increasingly important part of solutions like TwinSpot, this is essential.
However, enabling AI applications within TwinSpot requires more than a standard server environment. AI applications demand powerful servers and GPUs capable of processing large volumes of data. The infrastructure developed by Fundaments enables the platform to process large amounts of real estate data using AI securely, quickly, and reliably.
Short lines and building together
That result is also thanks to the short communication lines and shared mindset, says Bas-Jan. “The distance between our offices is so small I can just cycle over. Very pleasant, because sitting together at the table simply works better.”
The organizations also align well culturally. “Shoulder to the wheel,” Bas-Jan describes it. “If something doesn’t go right, you look each other in the eye twice and keep going. Together.”
